The master-planned development is home to over 14,000 residents from all parts of the United States. The community is organized into a community association, Sun City Summerlin Community Association, Inc., with reasonable governance and rules, to provide for the care and maintenance of the facilities in a cost effective manner, and to create an atmosphere which encourages new and old residents to maintain the active lifestyle they have sought by moving to the community. Steps have been taken to preserve and protect the value of owning a home or business in Summerlin. The concept of master planning integrates all elements of the community, resulting in added convenience, consistancy, and visual harmony for those who live and work in Summerlin. Another element that promotes and preserves the sense of community is the Summerlin Community Association. This homeowner's association maintains the entire community's common areas, landscaping, and pathways.

In accordance with the Governing Documents of the Corporation, and under HUD’s Housing For Older Persons Act of 1995, revised in 1999, residential occupancy is restricted to at least one person 55 years of age or older and no one under the age of 19 may reside as a permanent resident. Each homeowner residing in Sun City Summerlin is automatically a member of Sun City Summerlin Community Association, Inc. Annual homeowner fees are used for financing the operation and maintenance of the Association. to landscape and maintain the common areas, to preserve, enhance and protect the assets of the community, and to finance the programming and management of the amenities for the benefit of the homeowners. The 2001-2002 Annual Homeowners Fee is $560 (Fiscal year beginning July 1, 2001)
