Sun City Summerlin is a 55 year age-restricted community organized in the City of Las Vegas, by Del Webb Corporation in 1990, and is one of the nation’s premiere adult communities. The master-planned development is home to over 14,000 residents from all parts of the United States. The community is organized into a community association, Sun City Summerlin Community Association, Inc., with reasonable governance and rules, to provide for the care and maintenance of the facilities in a cost effective manner, and to create an atmosphere which encourages new and old residents to maintain the active lifestyle they have sought by moving to the community.

Steps have been taken to preserve and protect the value of owning a home or business in Summerlin. The concept of master planning integrates all elements of the community, resulting in added convenience, consistancy, and visual harmony for those who live and work in Summerlin. Another element that promotes and preserves the sense of community is the Summerlin Community Association. This homeowner's association maintains the entire community's common areas, landscaping, and pathways.

Del Webb's Sun City Summerlin community includes the finest in public and private schools .. state-of-the-art public elementary and middle schools - as well as Cimmarron Memorial High School. The Meadows School and the Hebrew Academy are top-rated "private", non-denominational schools with campuses within Summerlin.

Let's talk GOLF!! For the excitement of "championship golf", there's no
competition for the "Tournament Players Club" (TPC) at Summerlin. This
is the host-site of the "Las Vegas Invitational" and the "Las Vegas Seniors
Classic" tournaments. For those who prefer the atmosphere of a "private"
country club, it's rolling desert fairways and magnificent clubhouse make
it one of southern Nevada's premier golf facilities! Sun City Las Vegas at
Summerlin offers 36 semi-private championship holes!

Other recreation includes the "Summerlin Trail" - miles of bike and pedestrian pathways safely located off major roadways! Summerlin's community-wide parks system ensures an exciting range of rear-round family activities including

Sun City Summerlin is located in an ideal location–mere minutes from the glamorous action of downtown Las Vegas and the fabled Strip–but it nestles against the Spring Mountain Range, at an altitude of 3,000 feet. Among the approximate 7,800 homes (which include single family, garden villas and patio homes) are extensive green belt areas, three 18-hole golf courses and extensive recreation facilities.

In addition to the three (3) Billy Casper/Greg Nash golf courses and three (3) restaurants are four (4) SCSCAI owned and operated social and recreation facilities: Mountain Shadows, Desert Vista, Sun Shadows and the Pinnacle. They incorporate outdoor and indoor pools, tennis courts, craft rooms, card rooms, social halls, a 325-seat theater, exercise rooms with the latest hydraulic exercise equipment, bocci ball courts and spas. More than 80 resident-organized social and recreational clubs cover a wide variety of interests.

The immediate area surrounding Sun City Summerlin has seen phenomenal growth, with convenient shopping, banks, two public libraries, major grocery chains, two new hospitals, and other golf courses. Public bus transportation goes through Sun City Summerlin and a reduced senior fare makes it convenient to reach any Las Vegas destination.

In accordance with the Governing Documents of the Corporation, and under HUD’s Housing For Older Persons Act of 1995, revised in 1999, residential occupancy is restricted to at least one person 55 years of age or older and no one under the age of 19 may reside as a permanent resident.

Each homeowner residing in Sun City Summerlin is automatically a member of Sun City Summerlin Community Association, Inc. Annual homeowner fees are used for financing the operation and maintenance of the Association. to landscape and maintain the common areas, to preserve, enhance and protect the assets of the community, and to finance the programming and management of the amenities for the benefit of the homeowners.

The 2001-2002 Annual Homeowners Fee is $560 (Fiscal year beginning July 1, 2001)
